Confirm the materials, quantities and finishes in your written quotation. These are the building elements described in our standard scope.
Foundation
Normal construction on timber poles or stilts. Concrete slab foundations are quoted separately.
Wooden floor
Timber floor construction with the exposed surface varnished according to the specification.
Nutec exterior
Nutec exterior boards over the timber structural frame, finished in the agreed colours.
Roof
Flat or pitched roof according to the selected design and approved quotation.
Aluminium windows
Window quantities, sizes and positions according to the final layout and agreed allowance.
Ceiling & drywall
Internal wall finishing, ceiling installation and insulation according to the scope.
Painting
Interior and exterior painting in the agreed standard colours.
Doors
Internal doors and the entrance arrangement according to the approved house plan.
Plumbing where included
Approximately R25,000 allocationBathroom and kitchen plumbing, with water and sewer connections within the standard 10 metre range where included in the agreed scope.
Electrical where included

At the stated R5,500/m² rate, 28 m² gives an
indicative R154,000, 32 m² gives R176,000 and
36 m² gives R198,000. These examples are before
separately quoted extras and project-specific
adjustments. Your final layout, site and
specification determine the quotation.
Which one-bedroom size should I consider?
This page compares approximately 28–36 m²
starting sizes. The smallest option has less
area to divide between the rooms; a larger
size provides more area to allocate to the
bedroom, bathroom or open-plan living space.
Discuss your furniture and room priorities
rather than choosing by area alone.
Can the bedroom be 15 m²?
Yes, this can be discussed. The overall building
size may need to increase so the bathroom,
open-plan living area and circulation still fit.
A 15 m² bedroom is not automatically included
in every example shown here.
Does the quotation include plumbing?
Where included in the agreed scope, plumbing can
cover bathroom and kitchen work together with
water and sewer connections within the standard
10 metre range. The approximate plumbing allocation
is R25,000. Confirm the actual fixtures and work
in your quotation.
Does it include electrical work?
Where included, the electrical scope can cover
house wiring, plugs, switches, the DB box and
the main supply cable within the standard
10 metre range. The approximate electrical
allocation is R22,000.
Are kitchen and bedroom cupboards included?
Kitchen cupboards and bedroom cupboards are
quoted separately. Include your storage
requirements when discussing the layout
and quotation.
Do I need plans or municipal submission?
Requirements depend on the project and
municipality. Tell us what plans you already
have and what assistance you need. Building
plans, engineering assistance and municipal
submission are separately selected services;
that does not determine whether approvals
are required for the property.
Is a concrete slab or veranda included?
The standard foundation option is on poles
or stilts. Concrete slabs are quoted separately.
A custom veranda is also assessed according
to its size and requirements, so do not assume
it is included in the 28, 32 or 36 m² examples.
Can I request a custom one-bedroom size?
Yes. Send your preferred size, location and
layout requirements. The examples here are
starting points, not the only designs available.
