How the rate works

Nutec house price per square metre

The starting calculation is main-house floor area × R5,500/m² . This is a construction reference for the specified structure and finishes, not a price for wall boards alone. When both standard service allocations are selected, they are already included in that multiplication.

Bedroom count is a useful way to compare layouts, but area is what drives these examples. Two houses with two bedrooms can have different prices because their total floor areas differ. Two houses with the same floor area can still have different final quotations when bathrooms, foundations, openings or finishes change.

A 7 × 7 metre rectangle gives 49 m² and a reference house value of R269,500 . This does not prescribe a particular internal plan. Confirm what the quoted measurement covers rather than combining room sizes that omit partitions or movement space.

Measure enclosed house and veranda space separately. A veranda uses its own reference rate , while cupboards, slab foundations and professional services belong in the separately quoted items. Keeping these categories separate makes a quotation easier to check.

Our one-bedroom examples cover 28, 32 and 36 m², giving reference construction values from R154,000 to R198,000 . Start with a separate bedroom, a private bathroom and an open kitchen / lounge, then decide how much space each part of the home needs.

Choose the size around how you will use the cottage

A compact one-bedroom home may be considered for a rental unit, an additional dwelling or a cottage. Those uses do not automatically need the same arrangement. Before selecting an area, describe the bed, seating, food preparation space and storage you want to accommodate. A price table cannot show whether your furniture will fit.

At 28 m², the main spaces must share a limited total footprint. An open kitchen / lounge can reduce the area devoted to passages, but the bathroom still needs private access. A separate bedroom should not be assumed to have the same proportions as a bedroom inside a larger house.

Bedroom space, privacy and openings

Discuss approximately 12–15 m² or more for the bedroom where the complete layout allows. This is a planning preference from our room briefs, not a guaranteed bedroom size within every 28 m² example. A larger bedroom may require more overall floor area so that the bathroom and shared living space remain usable.

Agree aluminium-window and entrance positions together with the furniture arrangement. A sliding door opening towards a veranda is a design choice to specify, not evidence that the veranda itself is included. Reserve space for a cupboard, then price the actual fitted unit separately.

28 m²: establish the essentials

The reference is R154,000 . Prioritise the bedroom, bathroom and shared kitchen / lounge. Include your required services from the start rather than comparing an unfinished room price with a more complete cottage specification.

32 m²: another 4 m² to allocate

R22,000 above 28 m²

Decide where the additional space is most useful: the bedroom, living area or movement around furniture. The extra area does not automatically create an extra room or pay for upgraded fittings.

36 m²: more room for your priorities

R44,000 above 28 m²

This larger starting area gives more flexibility for bedroom proportions or shared living. Keep the complete house plan within the agreed area and identify cupboards or other additions in the quotation.

One bedroom with a bathroom and kitchen

The table retains the standard plumbing allocation. Agree the bathroom fittings, kitchen plumbing points and distances to water and sewer connections. Removing a bathroom does not necessarily remove kitchen plumbing, so a full plumbing deduction should not be applied to a partial exclusion.

A kitchenette layout and fitted kitchen cupboards are different things. The supplied pricing scope quotes kitchen cupboards separately. Make sure that the storage and fittings you expect are written into the quotation rather than assumed from the phrase “one-bedroom home”.

Example with a small separate veranda

A 32 m² house gives R176,000. Adding a separately measured 4 m² veranda at R2,500/m² gives R10,000, for a reference subtotal of R186,000 before other adjustments.

For a 24 m² or other smaller cottage, request individual pricing rather than extending this rate below its stated minimum. When another sleeping room is essential, compare the two-bedroom sizes instead of treating the larger one-bedroom example as an approved two-bedroom layout.

Compare 48, 49, 50, 55 and 64 m² examples from R264,000 to R352,000 . The difference is the total space available for two bedrooms, bathroom access, kitchen, lounge and circulation—not a fixed surcharge for the second bedroom.

Compare compact and larger two-bedroom arrangements

The 48–50 m² examples are starting points for a compact two-bedroom arrangement with one shared bathroom and an open kitchen / lounge. The final floor plan needs to allocate space to all of those functions. Two bedrooms on a brief do not establish their actual sizes or the amount of usable living space.

The 55 and 64 m² examples provide more total area to distribute. That additional area can support discussion about a larger main bedroom, a more practical kitchen or a larger shared living area. It is not automatically reserved for an ensuite or supplied as fitted storage.

Main bedroom and second-bedroom priorities

For larger layouts, discuss approximately 15 m² or more for the main bedroom and approximately 12 m² or more for the second bedroom where the overall area allows. These are planning aims, not a promise that every 48 m² layout contains both of those room sizes plus the remaining rooms.

Explain whether the second bedroom is intended for a child, guest or another adult. Decide where beds and wardrobes should sit before fixing window and door positions. The final arrangement should preserve bathroom privacy and useful circulation rather than merely reaching a bedroom count.

48 to 50 m²

2 m² more · R11,000

This is a modest increase in total floor area. Compare where the additional space goes on the plan. The 49 m² option between them remains a separate reference at R269,500.

48 to 55 m²

7 m² more · R38,500

Discuss whether bedroom proportions, kitchen space or the lounge should benefit. Compare the same bathroom and finish specification so the price difference remains meaningful.

48 to 64 m²

16 m² more · R88,000

A larger area creates more layout flexibility. It still does not include additional bathroom fittings, cupboards or a veranda simply because more room is available.

Shared bathroom, ensuite or two bathrooms?

A shared bathroom is one arrangement to discuss for a compact two-bedroom home. Consider access for both bedrooms and visitors. Bathroom placement and door positions should be agreed together with the kitchen and living space, not left until the final finishing stage.

For a main-bedroom ensuite, the entrance belongs inside that bedroom. Decide what bathroom access remains for the second bedroom. A second bathroom changes the fittings and plumbing brief, so its cost requires a separate assessment instead of assuming the standard allocation covers everything.

No plumbing or client-arranged electrical work

Request a revised scope when another contractor will supply an entire service. The calculator's fixed deductions illustrate complete exclusions only. Partial work, a remaining kitchen connection or extra connection distance needs its own adjustment.

50 m² house with a 6 m² veranda

The main house gives R275,000 and the veranda gives R15,000. The combined priced items therefore come to R290,000 before other project requirements. This is not 56 m² all charged at the house rate.

Include veranda placement, roof coverage and the preferred lounge entrance in your enquiry. Use the inclusion table to compare the rest of the scope. These rate-based size differences are not quotations for extending an existing house.

The three-bedroom examples are 70, 72, 80 and 90 m², with reference house values from R385,000 to R495,000 . Compare the space for the entire household: bedrooms, bathrooms, kitchen, family lounge and movement between rooms.

Plan a family home, not just three bedroom labels

A three-bedroom layout needs practical sleeping areas and shared spaces that work together. Begin with the furniture and uses of each room, then decide how the total area should be divided. The third bedroom could be discussed as a child's room, guest room or study-bedroom combination; the price table does not establish any of these as a fixed design.

The 70 and 72 m² examples provide compact starting areas for a family layout. The 80 and 90 m² examples allow more space to allocate. A larger main bedroom, additional bathroom or more comfortable family lounge must still be considered within the complete footprint.

Bedroom sizes and family living space

Discuss approximately 15 m² or more for the main bedroom where the total house area permits. Bedrooms two and three also need useful wall space for furniture and movement. Window, cupboard and door positions can affect how a room works even when its floor area stays the same.

An open kitchen / lounge can limit unnecessary passages, but the final arrangement should follow your household's requirements. A separately enclosed kitchen can be discussed during design; do not assume the same partitions or door quantities apply to every layout.

The additional area is modest. Agree where it is allocated in the plan rather than expecting an additional bathroom or a much larger lounge from the size change alone.

70 versus 80 m²

10 m² more · R55,000

Compare bedroom proportions and shared living priorities. Keep bathroom numbers, finishes and service inclusions equivalent when using the rate difference to plan a budget.

70 versus 90 m²

20 m² more · R110,000

A larger footprint gives more layout flexibility. The extra area is not a substitute for itemising fitted cupboards, sanitary fittings or changes to the foundation and roof.

Three bedrooms with an ensuite and common bathroom

Larger configurations can be assessed for an ensuite serving the main bedroom while retaining a separate common bathroom. The ensuite entrance should be inside the main bedroom. Decide how the other bedrooms and visitors reach the common bathroom without compromising bedroom privacy.

The additional bathroom is not automatically priced into every larger example. Specify the number of bathrooms, required fittings and complete plumbing scope. The online estimator records the requirement and marks it as unpriced until an actual quotation is prepared.

Roofing, windows and storage

Discuss a flat or pitched roof with the house arrangement. Confirm the roofing material, openings, sliding entrance and internal doors in the written specification. Fitted bedroom storage and kitchen cupboards remain separate even when their positions appear on a layout.

80 m² family home with an 8 m² veranda

The reference main-house value is R440,000. An 8 m² veranda at R2,500/m² gives R20,000. Together, those priced items give R460,000 before other requirements.

A veranda can be discussed as a family sitting area or sheltered entrance without counting it as another enclosed room. Agree roof coverage, deck dimensions and lounge access separately. The example is a budget calculation, not the sale price of the adjacent photograph.

The supplied pricing scope describes a more complete structure, not just exterior cladding. Confirm the exact materials, quantities and selected services in your quotation. Features in photographs may differ from the reference scope.

Plumbing allocation: approximately R25,000

Includes labour and can cover the agreed bathroom and kitchen plumbing with water and sewer connections within 10 metres. The fittings and actual work must be confirmed. A second bathroom or a partial exclusion needs an individual assessment.

Electrical allocation: approximately R22,000

Includes materials and labour for the agreed wiring, switches, plugs, DB box and main supply cable within the normal 10 metre range. Longer connections and different fitting requirements may change the scope.

No bathroom is not automatically no plumbing. A kitchen sink or other water and drainage points may remain. Discuss the actual work needed before applying the full plumbing deduction. What changes the final quotation?

Site, layout, location and finish costs

Ground conditions and access

Share the proposed building position, slope and access for materials. The site requirements must be assessed rather than assumed from an ordinary rectangular floor-area calculation. A difficult site can involve work not represented in a reference table.

Layout and bathroom arrangement

Partitions, entrances and wet areas change the complete brief. A second bathroom or a different kitchen arrangement must be reflected in the scope, even where the overall area is unchanged.

Openings and finishes

Confirm window and door quantities, roof-sheet specifications, floor finishes, fittings and storage. Ask for each upgrade you need, rather than expecting every photographed feature to be supplied.

Logistics and services

Travel, transport and other project logistics are assessed for the actual location. Measure the distances to water, sewer and electricity, and confirm work beyond the normal allowance.

Keep the initial scope within your budget

Begin with the rooms and floor area you need. Compare the standard specification before adding veranda space, fitted cupboards or non-standard finishes. Separate essential requirements from optional additions so that the quotation can be adjusted deliberately.

Do not remove necessary work just to lower a figure

A smaller calculator total is not useful when the building still needs excluded plumbing, electrical work or site preparation. Identify who provides that work and compare the cost of the full project, not just one contractor's portion.

Are plumbing and electrical added to the square-metre rate?
Not in these examples. The selected standard allocations are already included. The calculator subtracts approximately R25,000 for complete plumbing exclusion or R22,000 for complete electrical exclusion, once each. These remain scope-dependent adjustments.
Does a no-bathroom house qualify for the complete plumbing deduction?
Not necessarily. Kitchen water and drainage or other plumbing may still be required. Removing a bathroom is a partial scope change, not automatically an instruction to remove all plumbing. Ask for a revised quotation.
What is the extra cost of a second bathroom or ensuite?
There is no fixed additional-bathroom price in this guide. Room arrangement, fittings and the complete plumbing scope must be assessed. Selecting an extra bathroom in the calculator records the requirement but does not invent its cost.
How much is a veranda?
The standard reference is R2,500/m². A separate 6 m² veranda gives R15,000 before design-specific adjustments. Keep its area separate from the enclosed house and agree the roof coverage and access.
Are kitchen and bedroom cupboards included?
Both kitchen cupboards and built-in bedroom cupboards are separately quoted in this published scope. Reserve space for storage when planning, then specify the actual cupboards you want supplied.
Is a concrete slab included?
The normal foundation method is poles / stilts. A concrete slab is a separate quotation item. Site conditions and the proposed foundation should be assessed before confirming the project.
What service connection distance is covered?
Where included in the agreed scope, the normal allowance covers connections within 10 metres for water, sewer and main electricity. Longer runs and additional connection requirements are assessed separately.
Are plans, engineering and municipal submissions included?
These are separately selected or quoted services. That does not decide whether permissions are required for the property. Confirm the applicable requirements and the professional assistance needed before construction.
What deposit is required?
The payment stages are 60% initially, 30% at the agreed roof-level milestone and 10% on completion according to scope. The written quotation confirms the contract amount and milestones. Calculator instalments are examples, not an instruction to make a payment.
Do these amounts include VAT and delivery?
The supplied reference pricing does not establish the tax treatment or a universal delivery charge. The calculator does not calculate a separate tax amount. Request the tax treatment, transport and all site-related charges in the written quotation before accepting a total.
Is the calculator result a binding quotation?
No. It adds the priced reference items and identifies selected requirements that remain unpriced. It does not confirm a feasible floor plan, site suitability, professional fees or every project cost. A written project quotation is still required.
Are the photos the exact buildings priced in the tables?
Unless a project is specifically documented as such, no. Photographs illustrate the actual construction collection and finishes, while the tables are calculations by floor area. Do not infer room count, floor area or package price from an exterior photo.
How long will construction take, and what warranty applies?
Request a project-specific construction programme and the written workmanship warranty terms with your quotation. No universal completion period or warranty coverage is established by these price tables.
Is Nutec always cheaper than brick?
This guide does not publish a verified brick-build quotation or guarantee a percentage saving. Compare the same floor area, foundation, insulation, finishes, professional services and utility connections before deciding which option costs less for your project.
Can you quote for my location outside Gauteng?
Send the town, province, house area and site information. Gauteng is our main focus; projects in Limpopo, Mpumalanga, Free State and other suitable locations are assessed individually. Availability and logistics must be confirmed.
Can I finance the build?
This page does not offer or confirm finance. Establish a suitable funding arrangement separately and ask our team to confirm the construction payment stages in your quotation.
