What are Nutec houses and Nutec homes?

On this page, both terms describe residential buildings finished with Nutec fibre-cement exterior cladding. Our construction uses a timber frame, with flooring, roofing, internal walls and services specified for the individual project.

The exterior cladding is one part of the house—not the entire specification. When comparing builders, check the foundation, frame, roof, insulation, windows, finishes and utility connections as well as the appearance.

Your layout can be planned around the bedrooms, bathrooms, kitchen, living area and veranda you need. Start with the available space and intended use, then confirm a floor plan rather than choosing from an exterior photograph alone.

How much does a Nutec home cost?

R5,500 per m² reference rate

Use our standard reference rate as a starting point. Your final price depends on floor area, room layout, location, site conditions and the specification agreed in writing.

Concrete slabs, kitchen cupboards and built-in bedroom cupboards are quoted separately unless specifically included in your quotation.

Compare the same scope. A quotation for an exterior shell is not the same as a quotation including internal finishes, plumbing and electrical work. Ask for every inclusion and exclusion in writing.

Raised construction is our standard foundation option. Concrete slabs and project-specific requirements are assessed and quoted separately.

Varnished wooden flooring

The standard floor is timber, finished and varnished. Confirm any alternative floor finish in the quotation.

03 / EXTERIOR

Timber frame & Nutec cladding

Our homes use structural timber framing with exterior Nutec boards, prepared and painted according to the scope.

04 / ROOF

Agreed roof style & covering

Discuss the pitched or low-pitch roof arrangement, roof sheeting and veranda covering required for the design.

05 / OPENINGS

Aluminium windows & doors

Window sizes and quantities, a sliding entrance where included, and internal doors are confirmed from the selected layout.

06 / INTERIOR

Drywall, ceilings & insulation

Internal walls, ceilings, insulation and painting are included where specified. Check the actual materials and finish in your quotation.

Plumbing & electrical work

Bathroom and kitchen plumbing, wiring, switches, plugs, lighting and the distribution board can form part of the agreed construction scope. Confirm the fixtures, work and connections required for your property.

Separately quoted requirements

Kitchen cupboards, built-in bedroom cupboards, concrete slabs and plan-related services are not automatically included. Ask for any veranda, special finish or additional requirement to be itemised.

Inside a Nutec home

Plan the inside as carefully as the outside

Your interior can include drywall, ceiling boards, insulation, painted walls, electrical points, bathroom plumbing and finished wooden floors, according to the selected scope.

When describing your layout, tell us where you need privacy, storage and shared space. Confirm the bedroom sizes, kitchen arrangement, bathroom fittings and door positions before the specification is finalised.

Kitchen and bedroom cupboards are quoted separately. Photographs show completed finishes; they do not mean every pictured fitting is included in the reference rate.

Are Nutec houses and Nutec homes the same thing?
On this page, both terms refer to our timber-framed residential construction with Nutec exterior cladding. The layout and interior specification can be adapted for family accommodation, cottages and other uses.
How much is a Nutec house per square metre?
Our standard reference rate is R5,500/m² for qualifying projects. Final pricing depends on size, layout, site conditions, location and the agreed scope. Read our Nutec house price guide and request a project-specific quotation.
Can I choose a 1, 2 or 3 bedroom layout?
Yes. We offer one-, two-, three-bedroom and custom options. Confirm the total floor area and room arrangement rather than assuming a particular exterior photograph represents a fixed floor plan.
Are insulation, plumbing and electricity included?
They can form part of the quotation, but should not be assumed from the cladding type or reference rate alone. Confirm where insulation is specified, the plumbing fixtures and connections, and the electrical work included.
Are kitchen cupboards and bedroom cupboards included?
Kitchen cupboards and built-in bedroom cupboards are quoted separately unless specifically included in writing. Discuss storage, worktops and any additional fittings before the scope is finalised.
Can the house be built on a concrete slab?
Concrete slab options can be assessed and quoted separately. Our standard starting point is poles or stilts with wooden flooring. The foundation arrangement needs to suit the particular site and building.
Do I need building plans or municipal approval?
Confirm the requirements for your property and intended building with the relevant municipality. We can quote plans, engineer involvement and submission services separately where required. Do not treat the choice of Nutec cladding or a raised foundation as confirmation that permission is unnecessary.
Do you build Nutec homes outside Gauteng?
Suitable projects in Limpopo, Mpumalanga, Free State and other South African locations can be assessed. Share the exact location, site access and approximate size so availability and requirements can be discussed.
What should I send for a quotation?
Send your town and province, main-house dimensions or floor area, bedroom and bathroom requirements, veranda size if applicable, available budget, and whether you need plumbing, electrical work or plans. A sketch or reference photo can help explain your preferred layout.
