Nutec houses use fibre-cement exterior cladding over a timber
structural frame. This is our primary modern residential building
system for one-bedroom, two-bedroom, three-bedroom and custom
family layouts.
Residential Nutec construction
A Nutec house can be configured with bedrooms, bathrooms,
open-plan kitchen and lounge areas, aluminium windows,
sliding doors, internal partitions and residential finishes.
Wendy house refers to the building category, not a single material.
We build Wendy houses in either Nutec fibre cement or traditional
log/pine timber, depending on the customer's preferred appearance,
budget and project use.

Built for different uses
Wendy houses can be configured as residential accommodation,
rental units, garden rooms, offices, staff accommodation,
cottages, storage rooms and other project-specific structures.
Traditional log/pine Wendy houses provide the natural wooden
appearance many customers associate with a classic Wendy house.
The same system can be adapted for simple rooms or larger
multi-room accommodation.
Natural timber character
Pine wall boards can retain the natural brown wood appearance
or be painted in another colour. These structures can also
include bedrooms, bathrooms, kitchens and verandas.
A veranda can extend the usable space of a Nutec or log/pine
house and provide a covered entrance or outdoor living area.
Veranda size is calculated separately from the enclosed house area.

Plumbing and
electrical installation
Residential projects can include plumbing and electrical work
as part of the agreed construction scope. These services should
be identified clearly in the quotation so customers know exactly
what is included.
Plumbing
Bathroom and kitchen plumbing including shower, toilet, basin,
water points, fittings and connections according to project scope.
Standard main water and sewage connections are within approximately 10m.
Scope value ±R25,000
Electrical
House wiring, switches, plug points, DB box and related
electrical installation according to the approved quotation.
Standard main supply connection is within approximately 10m.
Scope value ±R22,000
Important
These figures represent approximate complete service-scope values.
They should not be automatically added on top where plumbing
or electrical work already forms part of the quoted project rate.
Project specific

Foundation and
floor systems
Our standard building method uses poles or stilts with a timber
floor structure. Customers who prefer a concrete slab can request
that option separately.

Poles / Stilts
This is our normal foundation method for standard Nutec and
Wendy-house construction and supports the raised timber floor system.

Varnished Wooden Floor
The standard raised building system allows a timber floor
which can be finished with varnish according to the agreed specification.

Concrete Slab
A concrete slab foundation is not automatically included in the
standard square-metre rate and is quoted separately if the client
selects that option.

Building plans,
engineering and municipal submission
Not every customer needs the same planning service. Requirements
depend on the building size, intended use, property and local
municipality. For this reason, planning and municipal services
should remain selectable rather than automatically included.

Architectural or building-plan services can be arranged where
the customer requires formal plans for the project.

Engineer Requirements
Professional engineering involvement can be arranged where the
project or municipality requires structural input or certification.

Municipal Submission
Municipal submission can be selected separately where applicable.
Not every project should be presented as if municipal submission
is automatically included in the construction price.

Custom layouts and
project-specific construction
Not every client needs a standard one-bedroom or two-bedroom
layout. We can work from the intended use, available floor area
and room requirements to establish a practical custom configuration.

The quotation form should capture your intended use, approximate
square metres, material preference, bedroom count, bathroom needs,
location and any special items before pricing the project.
Pretoria and Gauteng remain the strongest focus areas, while
suitable projects can also be considered in Limpopo, Mpumalanga,

We build Nutec fibre-cement houses and Wendy houses in either
Nutec fibre cement or log/pine timber. Projects can range from
compact rooms to larger residential layouts.
The current standard Nutec rate is approximately R5,500 per square
metre for qualifying projects from 28m², subject to layout,
location and final specification.
The current standard log/pine construction rate is approximately
R4,600 per square metre for qualifying projects from 28m².
Yes. Plumbing and electrical work can form part of the approved
project specification. The approximate full scope values are
R25,000 for plumbing and R22,000 for electrical installation.
Yes, but our standard foundation method is on poles or stilts.
A concrete slab is therefore quoted separately if the client
chooses that option.
Yes, these services can be arranged where required. They are not
automatically necessary for every client, so building plans,
engineering and municipal submission remain project-specific options.
No. Kitchen cupboards and built-in bedroom cupboards are quoted
separately unless specifically included in the written quotation.
Yes. You can provide your required size, number of rooms and intended
use. We can then structure the quotation around a practical custom layout.
